Remodeling a Bathroom in a CBS Block House
Most Miami houses are concrete block on a slab. That changes where plumbing can go, how things anchor to walls, and which walls can be opened at all.
Homeowners who have renovated in other parts of the country arrive in Miami with instincts formed by wood-framed housing: run the new drain through the floor joists, add blocking inside the wall, move the wall if the layout wants it. Very little of that applies here. South Florida builds in concrete masonry, on slab foundations, for good reasons involving wind and termites, and a bathroom remodel runs into the consequences immediately.
What CBS means
CBS is concrete block stucco: walls built from concrete masonry units, reinforced and grouted, tied into a concrete beam at the top, finished with stucco outside. It is the dominant construction type for Miami single-family housing from the 1940s onward, and it is why the region's older homes have survived storms that flattened frame construction elsewhere.
Inside, block walls are usually furred out: wood or metal strips fastened to the block to create a shallow cavity for wiring and drywall. That cavity is thin, an inch or so, which matters more during a remodel than most people expect.
Consequence one: plumbing does not move for free
A slab-on-grade foundation has no crawl space and no floor cavity. Drain lines run inside or beneath the concrete. Relocating a shower drain, moving a toilet, or shifting a vanity to a different wall means saw-cutting a channel in the slab, rerouting the pipe, and pouring back, typically $2,500 to $6,000 added to a project depending on the run.
This produces the central cost principle of Miami bathroom design: keeping fixtures on the existing wet wall is the most effective budget control available. Layouts that expand a bathroom away from the plumbing wall, rather than rearranging fixtures across it, get the most usable change for the least concrete work.
Consequence two: anchoring is a masonry problem
Anything that carries load on an exterior or structural interior wall, grab bars, heavy wall-hung vanities, substantial mirrors, has to anchor into the block itself rather than into wood studs that are not there. Installers use sleeve, wedge, or epoxy masonry anchors rated well beyond the design load, with the fixture flange bridging the furring gap so it bears solidly rather than crushing the drywall.
Done correctly, this is stronger than the wood-blocking approach used in framed houses, which is genuinely good news for accessibility projects. Consequence three: some walls move and some do not
Interior partition walls in a CBS house are usually wood-framed and non-structural, so they relocate readily. That is how most bathroom expansions here work: annex the adjacent closet, or shift a partition into an oversized bedroom, and the room grows without touching structure.
Exterior walls, and some interior block walls, are structural. Cutting a new opening in one requires an engineered detail, worked to the Florida Building Code: a lintel or beam sized for the span, with the load path worked out and the drawing stamped. It is routine work for the right professionals and it is never a same-day decision. Any design that widens a doorway in a block wall needs this factored into both budget and permit timeline.
Consequence four: what is under the floor
Two things hide under Miami bathroom floors. The first is original cast iron drain pipe in pre-1975 houses, worth a camera inspection while demolition has it exposed. The second, more happily, is terrazzo: poured stone-chip flooring laid throughout mid-century Miami homes and often buried under later tile or carpet. Where it survives outside the wet zone it grinds and polishes back to a floor that outlasts most modern materials.
What block construction is good at
It is worth saying plainly that these constraints come with real advantages. Block walls do not rot, do not host termites, and do not transmit sound between rooms the way frame walls do. Slab floors take the recessed slopes that curbless showers need far more readily than a wood-framed floor, which is part of why zero-entry showers and wet rooms have become so common in Miami remodels.
